The Board of Zoning Appeals approved a variance on June 23 allowing a 320-square-foot shed to be placed in the side/front yard at 3883 Upper Bellbrook Road.
Staff summarized that zoning code 18.05 A generally prevents accessory buildings in required side or front yards, but the applicant's lot is significantly set back. Scott Carlson, who identified himself as the property owner, said his 5.8-acre parcel sits down a private six-block lane, is heavily wooded, and that the proposed shed location is tucked behind landscaping and unlikely to be visible from the road.
“I'm gonna push it back there,” Carlson said, describing the siting and adding that emergency vehicles can access and turn around at the hammerhead located on the lane. Board members said the combination of lot size, topography, and screening supported the variance. The motion to grant the variance was moved, seconded, and carried by recorded vote.
No members of the public opposed at the hearing. The applicant may proceed with required building permits and must comply with any applicable code or permit conditions.
