Benjamin Johnson, project planner, explained that the encroachment applies to the catch basin portion of the infinity pool and that staff did not find adverse impacts to neighbors; 14 mailed notices produced no feedback.
Johnson said the pool’s overflow catch basin would encroach approximately 3.2 feet from the rear property line but that the pool and yard design open toward the adjacent golf course, limiting direct neighbor impacts. Commissioners agreed the encroachment was unlikely to cause harm in this configuration and the motion to approve the variance adopted the staff report as the commission’s findings; the vote carried unanimously. The applicant will proceed with building permits in accordance with the approved encroachment.
