Commission approves variance for carport at 821 Enfield Street

The City of Bryan planning commission voted to approve planning variance PV‑263, which permits a 4.9‑foot reduction of the 25‑foot front setback required in RD‑5 to allow a 20‑by‑9.6‑foot (190‑sq‑ft) carport at 821 Enfield Street.
Ashley Saucedo, the planner presenting the case, described the proposed carport and said approving the variance would allow the driveway to be improved from gravel to brushed concrete. Saucedo said staff found the variance appropriate because the lot’s right‑of‑way depth and small structure footprint would not impede driver visibility or public health and safety; 25 mailed notifications were sent with no feedback.
Commissioners asked why similar requests had been denied previously and whether the carport orientation and driveway modifications were adequate. The applicant, Eric Webb, said he would widen the driveway to 22 feet so the carport aligns with the driveway and that there are other similar carports nearby. A commissioner who said he had lived on the street supported approval, calling the proposed carport compatible with neighboring properties. The motion to approve adopted the staff report as findings and passed by unanimous vote.
