Planning commission recommends rezoning at 720 East Villa Maria Road to Planned Development

The City of Bryan planning commission voted unanimously to recommend that the Bryan City Council approve rezoning RZ‑2515, a request to change 0.41 acres at 720 East Villa Maria Road from residential District RD‑7 to a Planned Development district. Mikayla Dickinson, a staff planner with the City of Bryan, told commissioners the site currently contains "a single family residential unit, and a billboard" and said that the structures "will be demolished or removed from the property" upon replat.

Dickinson said the proposed PD would provide an alternative buffering approach — including an eight‑foot screening wall along the rear of the lot — and would allow limited commercial uses that staff considers compatible with adjacent residential and retail land uses. "Staff recommends approval of this request," she said, and noted that 14 public notifications were mailed with no responses.

A commissioner moved "to recommend approval of rezoning RZ‑2515 to the Bryan City Council as requested and to adopt the written staff report and analysis as findings and evaluations of this commission." Commissioners voiced support for the request’s compatibility with nearby commercial uses and for replacing an underused residential lot. The motion carried unanimously. The commission’s recommendation will be forwarded to the Bryan City Council for final action.
