Lee Hammond said trails were proposed as per‑vious surfaces rather than concrete, and that final trail locations and surface material "to be determined at the time of site plan review." Commissioners requested more precise dimensions and elevations so the commission could judge whether proposed setbacks, road cross‑sections and parking will prevent on‑street parking and preserve neighborhood character. Staff and the presenter agreed to provide elevations, dimensional plans and a pattern book or model elevations once a builder is selected before any public hearings are authorized.
