City staff presented an ordinance to modernize the special use and conditional use permit framework in Lakeway's zoning code. The amendments would streamline approvals by moving routine commercial uses into permitted-by-right categories, reduce discretionary review for some businesses, and maintain SUP oversight for site-sensitive or higher-impact uses such as fast-food restaurants and medical research laboratories.
The ordinance also recommends that existing nonresidential SUPs remain valid indefinitely unless materially changed, and that transfers only trigger SUP review when an operational or site change is proposed. Council members expressed concern about reducing opportunities for public comment on some SUPs and asked staff to watch implementation; the ordinance carried on a recorded vote (as stated) 5-2.
