The Cass County Planning Commission/Board of Adjustment voted unanimously on Feb. 9, 2026, to approve the final plat titled "Woodsmoke Three," creating 15 residential lots on an 18.9‑acre parcel in Fairview Township.
Environmental Services staff told commissioners that 128 notices were mailed to nearby property owners and no comments were received. The plat was reviewed for lot‑size compliance with the Cass County Land Use Ordinance and the County Surveyor reviewed the final plat before the motion to approve passed 6–0 (MS/P Tanner/Freeman). The approval was found to be consistent with the Comprehensive Plan and relevant watershed management plans.
The Commission's findings state the proposal meets minimum lot requirements and will not affect wetlands, critical habitat, or identified scenic or historic features. Commissioners noted the plat “may increase the demand for governmental services,” and recorded that the Environmental Assessment Worksheet (EAW) concluded no potential for significant environmental effects. No additional permits or conditions beyond standard platting requirements were listed in the minutes.
The matter was recorded as approved during the Feb. 9 meeting; no subsequent public hearing or further action was listed in the minutes.
