The Zoning Board of Appeals granted a 5-foot side-yard variance on July 23 for a prebuilt 28-foot shed at 94 Queens Drive, but the approval is conditional on engineering sign-off for floodplain construction.
Appellant Renton Werner told the board the shed is already built and “It’s 28 feet long,” and that she cannot turn the unit in her driveway and needs the setback relief to move the structure closer to the rear of the lot. Town staff warned the rear yard lies partly in a storm-drainage easement and a FEMA-mapped 100-year floodplain, advising that pilings or other elevated foundations may be required. A staff speaker told the board, “you need engineering department approval regarding compliance with flood plain construction,” and recommended the variance be subject to that approval.
After public discussion, the board moved to grant the five-foot side-yard variance with the engineering-department condition. The motion was approved in a voice vote with the members present saying “aye.”
