HUNTSVILLE, Utah — The Planning Commission on July 23 tabled two land-use permits for the Arroyo property at 7633 E 600 S — one for a carport (Parcel #240160009) and one for a new garage (Parcel #240180045) — after discussing front property-line ambiguity and the town’s requirement that modifications to nonconforming structures must meet current setback standards.
Mr. Arroyo, who was present to represent the project, told commissioners he planned to place new buildings where existing ones currently sit. Commissioners noted that if the current structures are nonconforming, rebuilding or enlarging them would require bringing the new structure into compliance with current code; if a variance is needed, the applicant must pursue the appeals process. The commission recommended a property survey to verify the front line and tabled both permits; motions to table were unanimous.
