Residents press planning commission on Powder Mountain traffic and neighborhood impacts; Powder Mountain rep says mitigation underway

HUNTSVILLE, Utah — Multiple residents told the Huntsville Planning Commission on July 23 that recent Powder Mountain activity and shuttle traffic near residential streets have raised safety concerns and prompted opposition to rezoning that would expand commercial activity in neighborhoods.
At the public hearing on Ordinance 2025.7.23, which proposes changes to the Recreation (RC) zone and the town’s Use Table, residents including Will Vandertoolen and John Pieroiti questioned whether the proposed zoning changes would permit commercial uses in areas they consider residential. Vandertoolen said he was concerned about increased shuttle traffic and asked the commission to "request no change to zoning." Lupita Kyle said she was worried about safety near areas where Powder Mountain has acquired property.
Brandi Hammond, speaking on behalf of the Powder Mountain project, provided background on Powder Mountain’s vision for its property and said the company had heard residents' concerns. "We are taking actions to mitigate these issues with the Town and the residents," Hammond said during public comment and invited follow-up conversations after the meeting. Chairman Endicott encouraged residents to meet with Powder Mountain representatives and staff after the hearing.
The commission did not take final action on the ordinance; instead it voted to table the measure and directed staff to return with clarifications. That tabling preserves time for Powder Mountain, residents and town staff to pursue mitigation and technical review before the Planning Commission forwards any recommendation to the Town Council.
