Planning commission approves land‑use permit for new home at 238 S 7900 E

The Huntsville Town Planning Commission voted Dec. 11 to approve a land‑use permit for a new single‑family home on Sage lot #2 at 238 S 7900 E, Parcel #211770002, subject to the condition that exterior lighting and building height comply with Huntsville Town Code.

Commissioner Liz Poulter raised the lighting and height items on the record and moved to approve the permit; Commissioner Jeff Larsen seconded the motion. The motion passed unanimously with recorded Ayes from Chairman Allen Endicott, Commissioners Jeff Larsen, Liz Poulter and Suzanne Ferre, and Alternate Commissioner Brent Ahlstrom. “The lights need to be per ordinance as well as the height requirement,” Poulter said on the record during the discussion.

The permit and site plan materials reviewed by the commission include standard R‑1 zone requirements: setbacks and coverage provisions, a minimum lot size referenced in the town permit documents of 0.75 acre, and other site‑plan details. The land‑use permit form submitted to the commission lists the set‑back approvals and notes that any changes to the site plan after permit issuance must be returned to the commission for approval. Shannon Smith, the town clerk, attested the administrative review of the permit at the meeting.

Next steps: with commission approval the applicant may proceed to obtain required building permits and any inspections; the permit includes the condition that lighting and building height meet applicable code standards before construction progresses.
