Survey error puts test pit on neighbor’s land; ITEAM Forward consolidation tabled

ITEAM Forward LLC’s consolidation of two parcels was tabled after a test pit (2A) was found to be located 9–10 feet on an adjoining property; the Commission required revised test-pit locations, removal of off-site test pits, accurate absorption-area mapping, and additional plan corrections before resubmission.
ITEAM Forward LLC sought consolidation of tax map parcels 57-04-00-0-088 and 57-04-00-0-089. During review, resident Eric Hageder said Test Pit 2A shown on the drawings was physically dug on his property. Surveyor Brian Almeter acknowledged the pit was about 9–10 feet over the property line and said they surveyed the pit locations and will adjust the plan to reflect the accurate location.
The Commission required the applicant to submit a revised plan showing at least two functioning test pits located on the consolidated property, remove Test Pit 2A from the abutting parcel from the plan, accurately locate the proposed septic absorption area, provide a Planning Module signed by the owner and SEO, include a location map and separate tract boundaries with bearings and distances, show building setbacks and driveways, show Athena Drive right-of-way width, and include owner names and pre-subdivision acreages within each parcel boundary. The Commission tabled the plan pending these corrections.
