Planning Commission tables 'Salem Estates' three-lot subdivision over missing deeds, easements and stormwater details

Cherry Hills LP representatives Mark Nikouli and George Saad presented a plan to subdivide three lots totaling 4.85 acres from tax parcel 57-13-09-0-044 so each of the three existing homes would occupy a separate lot. Township staff and commissioners identified numerous required plan amendments under the Salem Township SALDO, including adding a Statement of Purpose, correcting the developer name and deed reference, darkening lot boundary lines for clarity, labeling the Limit of Stormwater Management Area, and providing any inter-parcel maintenance agreements for stormwater facilities that serve the lots.
Commissioners also flagged dimensional and access issues: the minimum lot size for parcels served by public sewer and water is one acre and a minimum frontage of 125 feet is required, so Lot 2's irregular lot lines may need a hardship modification if more rectangular lines drop acreage or frontage below the ordinance standards. The Commission also required the applicant to show sanitary and water connections, utility easements, the 24-foot access easement related to Lot 3's garage, and to record or provide a Private Road Agreement for maintenance of Brush Run Road before final plan approval. The Commission voted to provide informal comments and recommend tabling the plan pending those revisions (motion by Paul Holleran, seconded by John Durco; unanimous).
