Miranda Place conditional approvals include traffic‑study requirement after resident safety concerns

The Board of Supervisors approved the Miranda Place Subdivision and Site Plan on Jan. 15 subject to several conditions: updated surveyor certification and recording notes; clarified paved cartway vs. 40' ROW; specific identification of common elements; a revised Declaration of Planned Community reviewed by the solicitor; completion of stormwater and sanitary sewer approvals; submission of final HOA and developer's agreement and financial security information; and a Stormwater BMP O&M Agreement prior to recording.

After substantial public comment, supervisors added a Traffic Study requirement and asked the Township Traffic Engineer to recommend traffic‑calming or signage. Mark Drive residents raised safety concerns—Wendy and Greg Fagert described a blind curve and tilted road, and asked that the township commission an independent study before final approval. Resident Connie Mattei and others argued the board was moving toward final approval without required site‑line verification. The board voted 2‑1 to include a Traffic Study condition; Kerry Jobe voted no, citing lack of information available to him at the time of the vote.
