The City Commission approved the first amendment to the lease agreement for Francesca’s Charcoal Chicken Miramar LLC, granting the tenant an additional six-month rent grace period requested because of ongoing tenant buildout. Staff said the tenant has been actively constructing the interior and that the extension was requested near the end of May; city staff set guardrails so that rent would commence either after six months or upon issuance of the certificate of occupancy/GRAMA opening, whichever occurs first.
Devon Campbell, development and intergovernmental affairs officer, explained the amendments and reiterated that the base rent and term (10 years) remain unchanged. He said the tenant is performing active construction work and staff are confident the additional window will allow them to open in the requested timeframe. Commissioners asked about timeline and whether staff had observed daily construction activity; the tenant representatives and staff said work was ongoing and anticipated to meet a November opening. The commission approved the amendment by roll call and noted it can revisit the matter if unforeseen delays occur.
