The Alpine City Planning Commission unanimously approved the preliminary application for Smooth Canyon Phase 2 at its March 31 meeting.
Staff described the proposal as a preliminary subdivision plan with 23 lots on about 13.84 acres in the TR/CR 20,000 zone, noting the smallest lot in the proposal is approximately 20,017 square feet. "This is for Smooth Canyon Subdivision Phase 2. It's got 23 lots on about 13, a little over 13.84 acres," the planner told the commission. Because no rezoning is proposed, staff said the final engineering and administrative review will focus on street connections, trails, and engineering details.
Lone Peak Fire reviewed the plan and reported no concerns. After a brief public hearing and some clarifying questions about traffic connections and future phases, the commission moved, seconded and voted to approve the preliminary plat. The approval makes the plan eligible to proceed to final engineering review, which is administrative unless changes trigger additional review steps.
Next steps include the administrative engineering review and final plat submittal; staff noted future phases could revisit road connections to neighboring Highland if that area develops.
