The Alpine City Planning Commission on March 31 voted to recommend that city council allow the reconstruction of a home at 480 East 100 South, a lot considered nonconforming in the TR 10,000 zone.
Staff described the application as a typical nonconforming-lot reconstruction request and noted that the code allows enlargement or reconstruction when specific criteria are satisfied. "The city code gives us the ability to enlarge or reconstruct a non conforming building with certain conditions," Ryan Robinson, the city planner, told the commission. Robinson also stressed that any rebuilt house must meet current setback and height standards: "From the average finished grade to the midpoint of the roof couldn't exceed 35 feet," he said, and those details will be reviewed at building-permit stage.
A commissioner moved to recommend approval of the submitted site plan to city council and the motion was seconded and carried by voice vote. The chair announced the recommendation passed with five in favor and none opposed. The recommendation is advisory; the final decision rests with city council when the item is scheduled there.
Next steps: if city council accepts the recommendation, the applicant will still need to secure building permits and demonstrate compliance with setbacks, height limits and other code standards during the permit review process.
