Commission debates whether to wait for small-area plan before final recommendation

Commissioners spent part of the meeting weighing process options after learning that the Main Street small-area (gateway) plan and related design standards are still being finalized by city council. Some commissioners advocated tabling the site-plan recommendation until the council adopts the small-area plan; others warned a denial could remove the commission’s opportunity to influence the project.

One commissioner said a denial would mean the project “doesn’t come back to us,” advising caution. The commission settled on the pragmatic approach of recommending approval with explicit material and landscape conditions so the city’s newly designed fire station can move forward while signaling the design standards the commission expects for future Main Street projects.

Staff confirmed that the applicant submitted based on the currently adopted code and that the council will review and incorporate planning-commission recommendations as it finalizes the small-area plan; the commission also voted to table approval of the March 31 minutes until packet materials can be assembled and prior recommendations summarized.
