The Brookings County Board of Adjustment on Feb. 3 approved variance 2026-002 for property owner Doug Augustas to build an attached garage closer to the lake than the county's lakefront setback requires.
Staff read that the proposed 21-foot-4-inch by 37-foot-4-inch attached garage would be sited 25 feet from the highest known water elevation, representing a 50-foot variance from the 75-foot setback requirement; the house was earlier removed from the FEMA floodplain via a letter of map amendment dated Dec. 2, 2008. "A, build a 21 foot 4 inch by 37 foot 4 inch attached garage 25 feet from the highest known water elevation, a variance of 50 feet," Staff member (voice 3) read as the board’s approval language and attached conditions including fire-rated sheetrock on sidewalls and ceilings.
The board recorded unanimous affirmative votes from Tim Paulson, Cody Clark, Justin De Groot, Kyle Vanderwall, Neil Troyan, Randy Jensen, Kelly Vanderwall and Darrell Finejohn and instructed staff to provide findings and building prints to the applicant. The variance is conditioned on compliance with the stated safeguards and expires if not used within three years.
