Board approves conditional-use permit for Summerfields event facility with 75‑person limit

Planning staff presented a conditional‑use permit for the Summerfields to operate an event facility on farmland in the A2 district. Mark Bassett said the Planning Commission recommended approval with conditions that limit events to Friday through Sunday between 10 a.m. and 10 p.m., require parking on the property (or adjacent parcel with permission), cap attendance at 75 people, require VDOT‑compliant entrance construction and health‑department compliance, and require downward‑directed lighting.
"No more than 75 people are allowed on the property at any 1 time during an event," Bassett said when summarizing conditions recommended by the Planning Commission. Applicant Kevin Summerfield told the board he and his wife are "very eager to move forward with this," and said neighbors have not objected. Bassett said the county will review the CUP annually and that revocation procedures exist if conditions are not met.
Board members asked about whether security would be required; Bassett said security would be at the discretion of the event host, and the sheriff's department could be reimbursed for services. The board moved and approved the CUP by roll call with the planning‑commission conditions in place.
