Board approves rezoning for Wertz family to allow larger accessory building

Planning and zoning staff presented a rezoning request by the Wertz family to reclassify a two‑acre property to RR‑1 to allow an accessory building larger than the 50% maximum under the current district rules. Mark Bassett, the planner who presented the case, said the parcel fits the RR‑1 minimum lot size requirement and that the change would not increase housing density.
"They are requesting to rezone it to RR1, to allow them to build a bigger accessory dwelling on the subject property," Bassett said. The applicant spoke briefly and said, "I'm just trying to build a garage," and explained he restores vehicles and needs workspace. Planning staff and the Planning Commission both recommended approval, and the board voted to approve rezoning case P‑25‑14 by roll call.
The board approved the rezoning unanimously. Staff noted the parcel's existing single‑family use and that the request is consistent with the County's suburban residential designation in the comprehensive plan. The board did not attach additional conditions beyond those required by the zoning code.
