Board approves front-setback variance for storage barn on State Road 135 South

The Brown County Board of Zoning Appeals approved a variance July 29 allowing Scott Randolph to build a 40-by-52 storage barn 65 feet from the centerline of State Road 135 South, 10 feet closer than the ordinance’s 75-foot requirement.
Kayla, the county planner, told the board the site required substantial fill (53 loads) to level the proposed building pad and that meeting the full 75-foot setback would require an approximately 1.5-foot elevation change over 10 feet (about a 15% slope). Staff noted neighboring properties already have accessory structures closer to the road, including a nearby barn at about 57 feet from the centerline.
Randolph explained he did not want to push the building farther south because of saturated ground and that he intended to preserve brush and trees as a buffer. Board members cited adjacent reduced setbacks and moved to approve the variance. Danielle conducted the roll call and the motion carried; staff advised the petitioner he may apply for the building permit and follow standard county procedures.
