Board members discussed traffic counts and commuting patterns the study used; staff cautioned aggregate traffic figures can double-count trips across Route 24 and Route 29 and emphasized the importance of unique-trip counts. Supervisors suggested hardware (Tractor Supply), pharmacy service, and other supportive retailers as complementary uses. Staff recommended VDOT coordination for access and signage to support marketing and said utilities are in place on the parcel. The board asked staff to pursue predevelopment steps and return with options for marketing and CIP consideration.
