IDA spec building draws regional interest; staff cites $2.7M finish estimate

Nina, county economic-development staff, told the joint meeting the IDA's speculative building is complete enough for a final walkthrough and that marketing through Coldwell Banker has brought an uptick in interest in the last two months. "By and large, we're getting people interested in the whole building," Nina said, adding one prospect inquired about a 10,000–30,000-square-foot range.
Supervisors asked whether the building could be divided for multiple tenants and discussed loading-dock access and circulation for 53-foot trailers. Staff said the structure was designed to allow two 0.5 splits and that mechanical and utilities were roughed in to support that option. Nina said Coleman Adams provided a $2.7 million estimate "to finish it out" for the top-level construction scenario and clarified that a broker fee would apply only if the property is leased or sold through brokerage. The IDA confirmed it would use IDA funds as the developer for subsequent adjacent work.
Board members asked staff to consider signage and targeted marketing while continuing to pursue inquiries and to return with further leasing options and cost breakdowns as discussions progress. The IDA portion of the joint meeting concluded with the IDA adjourning its segment by vote.
