The Venice Planning Commission voted 6-0 on March 3 to recommend City Council approval of a small-scale comprehensive plan amendment to change the future land use of 490 Substation Road from high-density residential to industrial.
Senior planner Nicole Tremblay told the commission the roughly 2-acre site is currently used in connection with a contractor’s light-industrial business and that the proposed change would align the future land use with existing operations and surrounding industrial parcels. "This property is located at 490 Substation Road, and their request is to change the future land use designation from high density residential to industrial," Tremblay said during her presentation.
Staff said public services are available and that TRC review produced no outstanding technical issues; they also noted decision criteria and Florida statutes governing future land use map amendments were addressed in the staff report. Commissioners discussed competing goals — preserving land for possible high-density or affordable housing versus protecting scarce industrial land — and sought assurances that access, stormwater and private-road responsibilities would be addressed at the site and development plan phase.
After discussion, the commission found the petition consistent with the comprehensive plan and compliant with state requirements and voted to recommend council approval of Comprehensive Plan Amendment Petition Number 25-63 CP. The item will move to City Council for final action.
