Booking-room project nearing substantial completion; staff flags warranty and ADA items

County project staff told the court that the booking-room project is nearing completion and outlined remaining finances, change orders and schedule milestones.
Mike, the county project manager, said the contract is billed at roughly 85% and that after the pay request approved at the meeting the project would show a balance of "$222,001.32." He described four change orders totaling about $58,252 and explained that ARPA funds had covered a $59,000 change-order item that was later negotiated downward.
Staff emphasized the importance of closeout paperwork: final closeout documents go to the architect and a TDLR architectural barrier (ADA) inspection must be filed by Sept. 1 or the county must request an extension. Separately, commissioners and staff discussed persistent warranty failures with several entrance doors; staff said they have pursued warranty claims and may escalate with formal letters if contractors do not complete repairs.
Project staff said they will continue OAC meetings, punch lists and inspections in the coming weeks and will not release final payments until all required closeout documentation and inspections are complete.
