The Board of Zoning Appeals and Planning Commission voted to recommend approval of a rezoning on Hamilton Road that would move a limited-commercial strip and convert a three-acre area to suburban medium-density residential, enabling one additional residential lot.
Staff presented the application and recommended conditions, including submission of a plat and a restriction on access from Dunn Road. During the public hearing staff said the parcels are currently vacant and the character area is urban; notices were posted in the newspaper on 09/20/2025 and a sign was posted on 09/22/2025. Applicant Shelly Anthony confirmed the current plan is residential served by well and septic and said, “We were gonna do 15 houses, but this will allow us to do 16 houses.” The commission requested that access to Dunn Road be restricted if any commercial use is later proposed.
A nearby property owner spoke in favor of the plan’s road layout and explained the extra acreage helps offset internal road costs; residents also recounted past conversations with the City of Pine Mountain about denying water taps along the adjacent water main. A motion to approve the rezoning with staff recommendations carried by voice vote. The staff report notes the first Board of Commissioners reading for this rezoning is scheduled for 2025-11-04 at 5:00 p.m.
