Harold Thomas, representing G. Singh Holdings, Inc., requested a variance to the 300-foot residential setback for a proposed fuel station and convenience store at 4281 Greensboro Highway (Tax Parcel 043-111A). Planning staff and the applicant told the Board the proposal shifted from expanding the existing structure to constructing a new store and canopy that would meet C1 zoning setbacks, leaving only the statutory 300-foot setback for fuel stations as the variance sought.
Chuck Jarrell, Director of Planning and Development, explained that the property currently faces 50-foot front setbacks on two roads and 50-foot side/rear setbacks adjacent to AR zoning, and that the entire parcel sits within the 300-foot residential fuel-station buffer. The Planning Commission unanimously recommended approval of the 300-foot variance on the condition that "the existing store be removed within 60 days of issuance of a Certificate of Occupancy for the new store." The Board voted to add the item to the consent agenda for formal action.
