Planning board backs vacation of unbuilt 15-foot alley in Harbor Heights

The Charlotte County Planning and Zoning Board unanimously voted to forward a request to vacate a 15-foot unconstructed alley between Cardiff Street and Flamingo to the Board of County Commissioners with a recommendation of approval.
Planning staff planner Sean Cullinan described the application by 1 2 3 Cape Investments LLC as a street vacation of a paper alley that was never constructed. "This is a paper alleyway as we call it. It was never constructed," Cullinan said, and noted the site is undeveloped, has a commercial future-land-use designation and is in flood zone X (not a coastal high-hazard area). Staff advised the board the application meets the requirements of county code and the comprehensive plan.
The applicant's representative, Anthony Aluzzi, spoke briefly and said he had no additional comments. With no public speakers, a board member moved to forward application VST-25-06 to the Board of County Commissioners "with a recommendation of approval based on the findings and analysis and the staff memo dated 03/09/2025." The board approved the motion by voice vote; the chair announced the motion passed unanimously and said the item will go to the Board of County Commissioners for final action.
The board record shows the property owner on the filing is 1 2 3 Cape Investments LLC and that the alley runs between platted Cardiff Street and the platted roadway Flamingo in the Harbor Heights area (Commission District 1).
