Board sets minimum common-area requirement for planned single-family projects at 15%
Summary
An ordinance adopted June 24 requires planned single-family residential projects (PSF) to provide a minimum 15% common area of the total project area; Planning Commission recommended approval and no public comment was recorded.
Planner Julia C. Cottrell presented OA26-0693, a staff-generated zoning amendment to Section 17-402.05 (Common Area) proposing a minimum common area requirement for Planned Single Family (PSF) projects. The Planning Commission recommended approval by a 4-0 vote.
Chair Longcor opened the public hearing at 7:09 p.m.; no members of the public commented and the hearing was closed. On a 5-0 roll-call vote the Board adopted an ordinance repealing and reenacting Section 17-402.05 to require that common area comprise a minimum of fifteen (15) percent of the total project area (not applying to projects of fewer than three dwelling units). The ordinance takes effect June 24, 2026.
The change affects PSF developments and will be incorporated into subdivision and site-plan review procedures by Community Development.
