The American Fork City Council unanimously approved a zone change for property at 672 West 750 North, rezoning approximately 2.54 acres from RA‑1 (Residential Agriculture) to R1‑9000 (residential) to allow the applicant to retain the existing dwelling and create two additional lots.
Development Services Director Patrick O’Brien told the Council the R1‑9000 designation was requested to meet the applicant’s frontage and subdivision goals and that alternative zoning (R1‑12,000) would not meet minimum frontage needs in some layouts. Council Member Ernie John raised concern about a Mitchell Springs watercourse that runs through the property and a potential “pinch point” where a future trail and a critical wetland might be affected; O’Brien said required easements for the trail and watercourse would be acquired through the plat approval process or, if necessary, the city could seek to acquire the land outright.
Council approved the rezone motion subject to the staff report’s conditions and noted the existing R1‑12,000 island in the area would remain unchanged.
