Planner Milton Ollerton and Jenna Huennekens told the board the subdivision already existed and the modification will widen the easement and formalize three lots; the board approved the plat by motion and unanimous roll call.
Separately, staff and the developer discussed the Red Fox subdivision. Ollerton said a Nutrient-Pathogen (NP) study from 2010 exists and the developer has proposed constructing two turn lanes to address traffic concerns. Public Works’ Mike Carter opposed waiving a current traffic study, recommending up-to-date analysis rather than relying solely on older studies or turn-lane mitigation alone. The board discussed possible infrastructure approaches, including considering Urban Renewal to address County Line Road improvements.
Next steps: the Rockies plat is approved and will be recorded; the Red Fox matter remains under review while Planning & Zoning and Public Works continue to negotiate study requirements and potential infrastructure financing options.
