Resident calls for follow‑up on Maple Creek Ranches private road; commissioners say developer responsibility

Dianne Morgan, a resident and board member for Maple Creek Ranches Phases 2–4, asked the commission to follow up on whether a bond could be used to improve a private road in Phase 1 so the county could adopt it. Morgan said the board wanted clarification following the June 22 meeting about responsibilities and any county role.
Chair Robert Swainston reported that it appears negotiations are ongoing between the HOA and developer Guy Arnell and that the $75,000 in engineering fees will not be billed to the HOA but remain the developer’s responsibility. Resident Brett Knight asked how the private road might be used as access to Phases 2–4 and how the plat had been amended; commissioners reiterated that the matter appears to be between the HOA and the developer and did not direct county staff to take immediate action.
