Planning staff presented site plans for the first commercial building in Pecan Plaza (about 8,000 sq. ft.) and a CVS at a major corner. Both projects meet many site and landscaping requirements but requested variances from the Unified Development Code’s 6‑ft offset requirement for facades longer than 100 feet. Developer representative Peter Wango (Office Equity Solutions) said the designs incorporate horizontal and vertical articulation, material changes and parapet variations to achieve the code’s visual intent without the specific offsets.
Planning & Zoning recommended approval and council voted to approve the site plans and variances. Council negotiated an in‑kind mitigation of four donated trees (or equivalent funds) to the town to help the town replant trees lost or not feasible along a planned widening of 407. Council members asked for continued attention to materials, color and maintaining a connection to Pecan Square's aesthetic.
