The council held public hearings on two similar special‑use permits in Northridge Estates to allow accessory structures and covered porches that would exceed the ordinance’s 50% rule. Planning staff said Planning & Zoning recommended both requests (each by a 5–1 vote) and that 45 written responses were in the packet for the first case. Applicants and multiple neighbors spoke in support.
At the first hearing, applicant Brian Nicholson (7801 Meadowridge) said he had HOA support and showed neighbors the proposed porch and designs. Several neighbors testified they supported the project and urged the council to avoid penalizing residents who follow permitting and HOA processes. Council members discussed whether the underlying ordinance should be reviewed for fairness across lot sizes, clarified that the 50% limit applies to dwellings under five acres, and then voted to approve the SUP (motion passed 6–1). The second similar request at 7930 Meadowridge also passed 6–1 after public comment and staff presentation.
