Lennar withdraws from Oakley Estates; remaining phases face costly infrastructure requirements

During the February activity-report portion of the March 3 meeting, Associate Planner Daniel Findlay updated the commission on current development activity and the status of Oakley Estates.
Findlay said Lennar Homes had decided to stop development after building 28 homes of a larger planned subdivision. He reported that phases 3 through 5 still need to be built and that development of those phases would trigger expensive infrastructure requirements, including a sewer lift station, a regional stormwater facility, and intersection improvements at Jeans Road and Territorial Road as required by the county. Findlay added that one phase is currently for sale by the owner and that the horizontal-construction contractor who worked on earlier phases has resumed work on the separate Applegate subdivision after receiving a notice to proceed.
Commissioner Paula Phillips asked about the status of Oakley Estates during the report. The commission did not vote or take formal action on Oakley Estates at the March 3 meeting; staff will report back as applications progress.
