Planning Agency tables 330 Gilbertsville Road waiver requests pending engineering review

The Douglass Township Planning Agency on May 26 heard a presentation from the applicant for 330 Gilbertsville Road seeking several waivers to the subdivision and grading standards and tabled any recommendation until Pennoni Associates completes an engineering review.
Mr. Machamer asked the agency to waive landscaping requirements along certain road frontage and a shared driveway and to leave an existing wetland pocket unplanted; he also sought relief from grading standards including the minimum freeboard and berm width and proposed steeper side slopes. Greg Kerr of Pennoni Engineering said Pennoni had not yet completed a review but indicated the firm would accept a reduced freeboard if it equated to roughly one foot of protection ("a minimum 6\" of freeboard and 6\" above that for a total of 1 foot would be acceptable"), a three-foot berm width instead of five, and 3:1 side slopes to limit wetland disturbance.
Agency members pressed for consolidated documentation and engineering analysis. "It will be without disturbance," Mr. Machamer said when asked how the wetland pocket would be treated. Members asked for a swale or other runoff control near the wetland and instructed the applicant to submit all waiver requests together so Pennoni can provide formal comments. The agency did not vote on the waivers and left the matter pending Pennoni’s written review.
