Board approves upgrade to 20-year membrane for police station roof
Summary
After staff found the upgrade to a 20-year membrane would cost under $2,000 more than a 15-year option and still be cheaper than a competing bid, the board approved a $12,000 upgrade that extends the warranty to 20 years.

City staff reported that Royalty Roofing’s 15-year roof bid could be upgraded to a 20-year membrane for less than $2,000 additional cost and that the thicker membrane and slightly different installation details (2.5-inch rather than 2-inch base) provided a longer warranty. Staff recommended upgrading to the 20-year membrane, adding walkway pads near HVAC units, and confirmed the warranty would extend to 20 years after the modification.
Chair moved that the board approve the $12,000 upgrade and the motion was seconded and approved on a voice vote. The board asked staff about scheduling and warranty transfer; staff said the contractor expected to schedule the work when queued with the Warsaw crew and that the work would be completed before winter. "So I move that we approve that upgrade. The $12,000 upgrade," the chair said when making the motion.
Staff will follow up with the vendor to confirm schedule, warranty paperwork and expected start dates for the roofing crew.
