The commission voted to recommend ZCMP‑24‑15, a conforming zone change to allow a property owner to build a single‑family residence on a 2.5‑acre parcel (1970 West Leffner Drive) currently zoned Neighborhood Commercial. Staff said the zone change aligns the parcel with surrounding RE‑2 parcels and the master plan; the item will receive final action by the Board of County Commissioners on Nov. 15, 2024.
Applicant John Furlong explained he intends to occupy the home and described an ongoing effort to resolve setback and mapping issues; public works had requested dedications of 30 feet and 40 feet of right‑of‑way in special conditions 4 and 5, but the DA recommended removing special condition 4 given the lack of an existing road and potential inequity in requiring dedication without actual construction. The commission recommended approval of the rezoning and removal of special condition 4 and will forward the recommendation to the BOCC for final action.
Why it matters: The recommendation, if adopted by the BOCC, will allow the property owner to pursue construction of a residence after addressing setbacks and necessary mapping/engineering steps.
