The Pahrump Regional Planning Commission approved a conditional use permit (CU‑24‑42) to permit retail fireworks sales on two parcels in Pahrump, with staff noting the project includes approximately 20,000 square feet of storage/retail (15,000 sq ft retail fireworks plus 5,000 sq ft for restaurant or convenience use). Staff said separation requirements have been resolved and referenced prior temporary authorizations and a warehouse with an active certificate of occupancy.
Commissioner Hayden proposed—and the commission adopted—an amendment to special condition 15 to add measurable written‑notice language requiring the applicant (and successors) to provide written notice to any potential purchaser/operator about CUP obligations. Richard Sheehan, representing DMT Imports/Land Development, told the commission that containers currently on site are being removed and that the engineering/civil work and drainage will be handled in the site‑development phase. Director Wagner reminded the commission these technical items are addressed during site development and that final engineering is not required at entitlement.
