Staff showed an aerial map and the proposed plat, telling commissioners that “these lots would be just right around 7,000 [square feet] … with the frontage being just over 70 feet for each lot,” compared with the R‑175 zone minimum of 7,500 square feet. Staff characterized the change as a modest reduction — roughly a 5‑foot frontage decrease and about a 500‑square‑foot area reduction — and said the proposal matches adjacent homes in the neighborhood.
Applicant Jerry Dibble spoke at the public hearing, identifying himself as the owner and summarizing his intent: “I just wanna divide it and then have the original home sold and then build on the other one or sell it too.” Staff also told the commission the same subdivision plan had been approved years earlier but was never recorded; the current request reflects that original plan with minor updates to meet current standards.
Following brief commissioner questions and the staff recommendation for approval, a commissioner moved to forward a favorable recommendation to City Council for the IO designation for the referenced parcel. The motion was seconded and passed by roll call with each present commissioner voting yes. The matter will now be considered by City Council for final action.
