Council approves Valley Grove Business Park Plat 'R' and three retail site plans in The Grove

Community Development Director Daniel Cardenas presented a proposal from St. John Properties to subdivide 5.185 acres in The Grove - Interchange Subdistrict into four lots called Valley Grove Business Park Plat 'R', and to construct three retail buildings (Buildings P, Q and R). Director Cardenas told the Council each lot will be over one acre; Buildings Q and P are nearly identical and just under 10,000 square feet and designed to support restaurant uses with drive-thrus, while Building R is approximately 19,000 square feet intended for a different retail tenant. The Planning Commission and Design Review Board forwarded unanimous recommendations of approval.
Council Member Dianna Andersen moved to approve the preliminary plat; Council Member Eric Jensen seconded and the motion passed unanimously. The Council then approved the three separate site plans in subsequent unanimous motions. Director Cardenas and the developer, Marty Beaumont, said construction is anticipated to begin next month with occupancy targeted for early next year; the applicant proposed a Shared Parking Agreement to address a net deficit of nine stalls when counting parking on the three new lots alone.
