Commission grants five‑year extension for Prairie Fire CUP; condition to review development agreement reinstated

The commission approved an extension of time for CU‑23‑12 (Prairie Fire / Front Sight) to allow the applicant additional time to submit a CAT‑1 site development plan. Staff recommended extending the submission deadline to 08/09/2029 and noted minor edits to the staff report (updated street name and corrected expiration date).
Applicant representative Jeff Whittle told the commission the applicant is actively working with state agencies on water and sewer planning: "We are right in the middle of it and everything is going well," Whittle said, adding that sewer and water treatment plans are underway.
Director Wagner and staff discussed a previously removed special condition (number 6) relating to the development agreement. After consultation with the district attorney, the commission restored the condition requiring the development agreement be reviewed, amended, or rewritten as applicable prior to the recorded expiration date. The commission then voted to grant the requested extension with the reinstated condition.
What's next: The applicant must continue NDEP/DWR processes and submit required plans by the extended deadline. Staff will include the reinstated development‑agreement condition in the approval language.
