Wilcox seeks lot split on Highway 211; commission recommends rezoning and setback variance

The Barrow County Planning Commission voted to recommend approval of a rezoning and a setback variance for a property on Highway 211 after the applicant said he planned to split the lot so his son could build.
Staff introduced RZ2024031, which seeks to rezone roughly 2.74 acres from AR to R-1 for a single-family residence and requests a variance under UDC 89-403 for reduced setbacks related to an existing shed. Applicant Marlon Wilcox spoke in favor and described the intent to split the property so his son can build on the new lot: “We just wanna rezone so we can split it, and my son can build it on the other side of the property,” Wilcox said.
No opposition was recorded. A commissioner moved to approve the staff recommendation; the motion was seconded and passed by voice vote. The commission will forward the recommendation to the Barrow County Board of Commissioners for a hearing on Nov. 12.
