Commission approves reduced lot-size variance at 217 East Ave C

The Jerome City Planning & Zoning Commission on June 9 approved a variance to allow a reduced minimum lot size for a parcel at 217 East Avenue C.
A recent survey showed Lot 3 measures approximately 6,119 square feet, short of the R‑1 minimum of 6,250 square feet. EHM Engineers presented the request on behalf of property owner Mark Applewhite. Staff and the commission found that moving lot lines to increase size was not feasible given adjoining lots and that a literal application of the code would render the lot unbuildable.
The commission found the reduction of about 131 square feet would not change the character of the neighborhood and approved the variance with the condition that the property comply with all city, state and federal requirements. Recorded votes in the packet show Commissioners Benjamin Reed, Jeff Schroeder and Paul Johnson voting in favor.
