The Tulsa Metropolitan Area Planning Commission on June 17 recommended approval of CZ‑594 (rezoning the 10.31‑acre tract to CS) and PUD‑880, a Planned Unit Development that would allow a covered recreational vehicle and boat storage facility at 12330 N. Yale Ave.
Applicant materials submitted by Bell Land Use, LLC (Robert Bell) call the project 'Got U Covered Boat and RV Storage.' The design proposes approximately 396 covered units in a perimeter‑building layout that would double as a screening wall from Highway 75, automated gated entrances with battery backup, and interior asphalt‑milled drives. The PUD materials state there would be no uncovered outdoor storage, masonry wainscoting on public‑facing facades, a required landscaped buffer along Highway 75, and a requirement for three fire hydrants to meet fire access standards.
Staff recommended approval noting the proposal is less intensive than many possible commercial or industrial uses along the Highway 75 corridor and that the PUD standards provide additional protections for adjacent properties. The Commission recommended approval 7‑0‑0 (motion by Hood, second by Shivel). No public speakers were recorded on the items, and staff noted the applicant had not provided neighborhood engagement materials in the submittal.
