County commissioners’ planning panel recommends approval of gated Adeline Hills PUD

County staff and the applicant presented CZ‑589 and PUD‑878 on May 20 proposing Adeline (Adeleine) Hills, a gated residential subdivision on approximately 97.61 acres at S. Lewis Avenue and E. 171st Street South. The PUD would establish AG‑R as the underlying district and permit estate-sized lots of at least one acre with private streets, limited lot coverage and preserved pond/open-space features.
Staff recommended approval, saying the PUD is consistent with the Rural Future Land Use designation and provides development controls to preserve rural character. No members of the public spoke in opposition and the commission recommended approval 6-0. The staff report listed utilities to be extended by Creek County Rural Water District No. 2 and required compliance with County Fire Marshal and County Engineer standards during development and platting.
