Johns Creek hears four land-use proposals including a 205-acre Embry Farms concept and several small rezonings

City planning staff opened a public participation meeting and heard presentations on four land-use proposals affecting Johns Creek properties.
Shanae Howard (Planner II) explained the meeting format and introduced each applicant. Messiah Lutheran Church presented a special-use permit and a variance request to fence an existing playground closer to the rear buffer to enable an accessory preschool program. Two separate one-acre parcels on Brumbelow Road were presented for rezoning from AG1 to R4A to allow two-house splits (9675 Brumbelow: ~3,200 sq ft homes; 9110 Brumbelow: ~4,500 sq ft homes), each requesting reductions in open/green-space requirements.
Toll Brothers’ team presented the largest proposal — a Community Unit Plan concept for Embry Farms that would allow 205 detached lots, preserve 111 acres as open space and offer almost 60 acres as a proposed public park. Den Webb (land use attorney) said the developer has asked for a 30-day administrative hold so the application will advance to Planning Commission in December after additional traffic and design work and neighbor outreach.
No formal votes or Planning Commission actions occurred in the live portion of the meeting; staff closed the live segment and moved to a Q&A session between applicants and attendees. Applicants said they will continue community outreach and work with planning staff on submittal details.
