Staff says Duncan Manor rezoning will be revised to address utility and access concerns

Lee Pammett, deputy county administrator for community and economic development, updated the commission on the Duncan Manor Village rezoning. Pammett said county planner Shontes Ridley and staff have worked with the applicant (Mr. Carball) on a revised layout that aims to reduce some higher-density condo-style units and consider more single-family housing types to address utilities and access concerns. "At some point, we are gonna have to move this forward to a public hearing, but for now... we are taking a look at that layout, and we're gonna present that to you next month," Pammett said.
Pammett said VDOT asked for recommended traffic improvements and that staff would provide details to commissioners when the revised plan is available. He noted the revised layout would include a vehicular connection between Duncan Manor and the Coastal Square and Residences development to the north. Commissioners had brief questions about whether this rezoning would be part of a conditional-use permit process; Pammett said it would not be part of the Coastal Square conditional-use permit and that additional details will be provided at the next meeting.
