Board approves zoning variances and adopts amended plat for Chiroptera Subdivision (431.07 acres)

The Marshall County Board of Supervisors adopted Amended Resolution 2026-0010 on March 11, approving preliminary and final plats for the Chiroptera Subdivision, which the resolution describes as containing 431.07 acres in specified sections of Township 84 North, Range 18 West.
Planning & Zoning Director Tyler Kelley said the submission was re-filed for final approval after errors were found during review; Assistant Auditor/Recorder Sara Badger explained that Parcel 7 was removed, acreage was corrected, and a mistyped bearing was fixed. The Board also approved two zoning variances (2026-VAR-6034 and 2026-VAR-6035), including a dimensional variance for an A1-zoned parcel smaller than the 25-acre minimum. Kelley referenced Chapter 354, Code of Iowa, as the governing statute for plats. Motions carried 3–0.
The resolution states that acceptance of the plats does not infer acceptance of roads into the Secondary Road System; roads within the subdivision remain private unless otherwise accepted. The Board signed the resolution and directed staff to record the amended plat as required.
